Our Foreclosure Intervention Program begins with a free orientation session. During this session you will learn about:
- The Foreclosure Timeline – understand the normal process, when the process can begin and an estimate of how long the process may last. Understand the process so that you are not living in fear that every day you may lose your home or make decisions based on fear.
- Foreclosure Alternatives – understand the basic programs that are available to help avoid foreclosure. Programs include, but are not limited to Loss Mitigation, Making Home Affordable and the Hardest Hit Fund.
- Our Counseling Process – understand what you can expect when working with our agency. An appointment based on the program that is most applicable for you will be scheduled. We also scan all of your documents that relate to your home and potential solutions so that you and your counselor will be prepared for your session. Once you have completed the orientation session and provided all of the documents required for counseling, you will meet with a certified counselor to develop a plan and present it to your lender. Through your work with a counselor, you will understand available programs to avoid foreclosure and select the best path for you and your family. The National Foreclosure Mitigation Counseling (NFMC) Program has helped 1.6 million homeowners in a variety of situations and increased the likelihood that families receive loan modifications to reduce their payment to an affordable and sustainable level. In addition to these loan modifications, FHA offers loss mitigation solutions including repayment plans, modifications, 2nd mortgages to bring your mortgage current, short sales for underwater properties and deeds-in-lieu of foreclosure when it is time to transition, but a sale is not possible. All programs are subject to approval by the lender, but your counselor will help you apply for a solution according to your income and expenses (budget), hardship, type of loan and other details of your individual situation.
